Problem
Finance costs are still showing eventhough the income tax relief offsets the property income.
Resolution
From version 18.2.1, when generating an internet return, you will see that this is HMRC exclusion 93. HMRC exclusion 93 ‘A customer claiming Relief for finance costs in FOR24.1 where there are losses brought forward at FOR26 set against adjusted profit in FOR24 will have an incorrect calculation where FOR24 is greater than FOR24.1 and FOR27 is less than FOR24.1.’ This means that currently HMRCs calculation is incorrect with regards to exclusion 93, In version 18.2.0, our calculation matches HMRCs incorrect calculation.
However in 18.3.0, which is due out in October, we will be updating our calculations to give the correct calculation but HMRCs servers will still have the incorrect calculation. Therefore you will not be able to send the return electronically and you will have to send it by paper with a self-assessment reasonable excuse form via the link below, quoting the HMRC exclusion 94.
